The home is an appx 1880 sq. ft. modern manufactured structure built upon engineered
concrete slabs and concrete block perimeter wall foundation. The two-story addition and
three-car over-sized garage were completed at the same time.
The main structure includes three bedrooms, two baths, formal dining room, formal
livingroom, family room, breakfast nook, kitchen and laundry room. (Floor Plan below)
Most windows offer a view to the river or the orchards / mountains. The home is extremely
energy efficient, equipped with dual pane windows, thermal drapes and is usually heated by a
"Quadra Fire" wood stove in the family room. A propane-fired central heat system is available but
not usually used.
The master bath includes dual vanity sinks, private water closet and both shower and spa-tub.

A wrap-around red wood deck enhances the river-facing sides of the home. Dish Network
television service is currently installed and is extended to virtually all rooms of the home. The
family room has a Hunter style ceiling fan for comfort ventilation.
The kitchen has a pantry closet, pass-thru counter to the family room, microwave, built-in gas
oven, gas cook top, dishwasher, propane refrigerator-freezer, Kohler dual-deep porcelain sink
w/disposal and abundant storage.
We also built wrap around redwood decking and an addition to the original home consisting of a
two-story breezeway / office-apartment combination and an oversized three-bay garage. The
addition maintains the architectural style of the house and is also built with 2x6 walls and R-21
The ground floor of the addition is a multi-purpose breezeway-type room. It has great natural
light from abundant dual-pane windows and mirrored walls. The flooring is Pergo style hardwood.
The Breezeway room functions well as an art studio or as a fitness, dance or martial arts training
The second story includes a bathroom with shower and independent gas water heater and gas
comfort heat. It has been used as an office and / or studio-bedroom living space. Here is a floor

The home is supported by an appx 250 gal propane tank serving the gas cooking, hot water, refrigeration and
heating appliances. Domestic water is sourced from natural springs, a 2300 gallon storage and gravity-flow from
an elevated position on the adjacent parcel. (no pump etc. required)
The septic system meets Siskiyou county specs and was built, inspected and approved at the same time as the
The electric power system is supplied from solar panels, Honda generator and other sources and includes a
large battery storage component in the garage. A state-of-the-art device called an inverter is the functional
heart of the system and it furnishes ordinary 120 VAC power to the home for normal lighting and appliances.
Note: As previously cited, 96 kv hi-voltage electric power transmission line traverses this property on an
easement. The nearest consumer-level power distribution is appx. 1.5 miles east of this location. The Pacific
Power company is willing to serve this property by extending the consumer-level power westward to this
property. They are permitted to charge a per-foot fee to deliver this service. In 1994, this fee amounted to appx
$85,000. We chose to go with the alternative energy solution at that time.
Since then, the new neighbors and the O’neal Creek State Park have expressed an interest in potentially sharing
the cost of this power extension. This is a possibility that one might choose to explore.
